Planning & Development Tree Reports

Trees are a material consideration in the UK planning system and British Standard 5837:2012 (BS:5837) provides recommendations and guidance for arboriculturists, architects, builders, engineers and landscape architects.

Your local planning authority (LPA) will want to be reassured that your proposals will not affect any important trees. Subsequently, some of the following information may be required:

Tree Survey

During the tree survey, all trees on and adjacent to your site (that are within influencing distance of your proposals) will be assessed. The tree survey will also categorise trees or groups of trees for their quality, life expectancy and value within the local landscape.

Tree Constraints Plan (TCP)

Using the information from the Tree Survey, the Tree Constraints Plan will show the above-ground constraints (crown size, shape and shading) and below-ground constraints (extent of roots). This will help inform the location of your proposals within the site.

Arboricultural Impact Assessment (AIA)

The Arboricultural Impact Assessment will identify and evaluate all direct and indirect impacts on existing trees and, where necessary, recommend mitigation.

Tree Protection Plan (TPP)

The Tree Protection Plan (TPP) shows the final proposals and outlines how the various trees will be protected. It will usually be supported by an Arboricultural Method Statement (AMS):

Arboricultural Method Statement (AMS)

The Arboricultural Method Statement (AMS) is a methodology for the implementation of any aspect of development that has the potential to result in damage to trees.

Site Supervision

Effective tree protection relies on following a logical sequence of events and arboricultural supervision. Although most site managers are quite capable of supervising works near trees (using an AMS), your LPA may require specialist arboricultural supervision (at key points of development) by way of a planning condition. Should arboricultural supervision be required, a written site monitoring report will be prepared following each site visit.

Other Reports I Offer

Here's what some of my customers have to say about my Planning & Development Tree Report services

We were going through a large house building project and had several issues with planning due to a large oak tree (with TPO) in the garden and a relevant tree report was required. Not knowing where to go from there I did some searching on the internet and came across Trevor Heaps Arboricultural Consultancy Ltd. Trevor’s knowledge was second to none and he made the whole process simple and straightforward. The site visit went very well and not only did Trevor provide the tree report earlier than expected, he also provided valuable assistance with the Richmond planning team. All of this for an extremely reasonable and competitive price I would highly recommend Trevor.

James (Hampton)

Trevor was by far the cheapest to quote for exactly the same service, an arboricultural report, and his price was a lot cheaper than that of his nearest competitors. Yet his service was quick, efficient and of great quality. He was also able to come and see us in a few days and turn the report around in less than a week. My architect was also very impressed. We were very lucky to still find someone honest who takes real pride in what he does. I could not recommend him more highly.

Valeria (London)

Responsive, pragmatic, clear, insightful and expeditious: I have been very pleased throughout with the services provided by Trevor. I hired him to carry out an Arboricultural Impact Assessment (AIA) requested by my London Borough to support my planning application for a shed conversion and extension in my garden. His experience as a Tree Officer for another London Borough and exhaustive knowledge was very useful, enabling me to tune the design my project in way which I feel should contribute to both the success of my planning application and the longer term value of my project. I would definitely use his services again, and would certainly recommend him to friends and colleagues.

Franck Chesse (Kentish Town, London)

Trevor was quick to respond back to my messages; he was in regular contact and provided the report as agreed. The price that was agreed was the final price to pay; there were no hidden costs and if any additional cost would occur, he advised this earlier before making any decisions.Very respectable and professional when dealing with me via e-mail and on the phone. I highly recommend you to use Trevor.

Dipesh (Harrow)

Trevor responded within 30 minutes of my initial enquiry, even though he was out of the office. He was knowledgeable, professional and courteous on the phone and keen to give advice. I needed the tree report in support of a planning application and even though i needed a quick turnaround of no later than a week, he had it back to me the next day as he realized the urgency. Trevor was very professional and a pleasure to deal with, i would have no hesitation in recommending his company to others. The report that i received was high quality and covered all the issues needed.

Mr Massey (Mitcham)

Hi Trevor, just to let you know I received the letter from the council as they have granted permission for both trees as per the application. A huge big thank you for all your help.

Fouzia Mustafa (Hounslow)

I made an enquiry regarding a tree survey which was required for my local planning department for an extension. I was contacted immediately by Trevor Heaps, I found he was very prompt and efficient. From first contact to receiving a full and detailed report took only 3 days. Not only was I impressed with his service he was remarkably cheap too!

Robin (Highcliffe)

I contacted Trevor Heaps as out of all the available contacts he stood out to me with his background and experience. He was very swift with his correspondence and immediately put me at ease with my initial concerns. A couple of days later I met him on site and within a 48 hours I had my report. I would recommend him to anybody who has tight deadlines or if you are worried about any condition you may have from planning relating to trees. He provided a clear comprehensive report and I now understand what is required from me to appease my planning condition. Job done!

James (Carshalton)

Contacted Mr Heaps with my request for an Arboricultural Survey which I needed for a planning application. The response was prompt and a survey was duly carried out. I was amazed at the speed Mr Heaps delivered the final report and my architect is well pleased with the result. When I had the quotation from Mr Heaps I thought this is too good to be true especially as he had to travel down to Bournemouth from London, his fees were half of what I had been quoted from local firms. My scepticism soon disappeared after the first chat I had with Mr Heaps. Anyone needing an arboricultural report to assist with a planning application would do well to contact Mr Heaps for a professional and cost effective solution.

Paul Francis (Dorset)

Mr Heaps arrived on time and got to work finding out exactly what was required. He walked around the property and took good notice of the trees that would be affected and what measurements would be needed to avoid any problems. He then spent a while measuring distances, health of the trees and the quality of the ground service. Mr Heaps clearly informed us of the required protective measures and the alternative remedies that could be applied. Once we decided our best options he informed us that he will be making his report which will be sent to the architect. We were completely satisfied with the procedure and professionalism that we received. We believe we had exceptional service and would be glad not only to use his services again should we need and also to highly recommend him. An added bonus was the fact that Mr Heaps was very helpful in odd questions about trees not in his brief that we asked him.

John Gladstone (Welwyn)

Trevor was excellent! He charged what I initially considered to be an honest fee (some of the other quotes I had by other tree specialist were outrageous!). Trevor was super-responsive, approachable and professional. Where Trevor really added great value was when the planning application became a bit more complicated than initially planned: he was again super responsive, helpful and thought outside the box. I couldn't asked for more, really 5 stars!

Rudolf (Thames Ditton)

Excellent communication from Trevor and his team. Prompt and courteous service. Highly recommended.

Mr Hunt (London)

We requested an arboricultural impact assessment, this was carried out to a very high standard and delivered ahead of the promised report date. Highly recommended.

Keith Stevens (Ascot)

Prompt, friendly, very good communication. Excellent service. Well presented report.

Paul Stevens (Arborfield)

Excellent! Was quick to respond and carried out the works efficiently. Highly recommended and would be sure to use again.

Rikesh (Kenton)

Very prompt and efficient service, Trevor gave us plenty of useful advice during our site meeting and also afterwards when applying for planning permission and completing his reports. He sent the reports back to us very quickly and has since been available when needed for more questions!

Matthew (Surrey)

We can't recommend Trevor Heaps enough. We needed to find a surveyor to provide an arboricultural impact assessment and method statement. We looked at some of the recommended people from the Trees website and were hugely, hugely disappointed. Some were ridiculously expensive, others didn't turn up and one consultant was so pessimistic that he scared us off. One was keen for the work and then two days later indicated that he was abroad and could not do the work.

We found Trevor Heaps by chance and we're impressed with his product. He answered his phone and gave good, honest and straightforward advice. He went out of his way to visit us promptly (a 200 mile round-journey drive) and Trevor was clear on his communication the whole way through. He knows councils and the officers' way of working and was able to recommend a solid and good course of action.

His report came back the same day and we were impressed. Would recommend him strongly.

Mark Freshney (London)

Trevor provided me with a prompt, extremely competitive quote for a Tree Survey, required for a planning application. Both his site visit and the completed report were finished within a matter of days. Excellent communication throughout, would recommend highly.

Phil Conway (Woking)

Very efficient service. I enquired about the project and the price and once agreed Trevor was quick to come to review the site and trees and then produce his report. He spoke me through the draft report and explained any issues identified. Trevor has offered further support should planning have any questions. First class service at a reasonable price. I definitely recommend Trevor!

Alex Panayi, Harrow

Great comprehensive service, good communication and very prompt.

Nick (London)

Trevor was quick to reply to my initial email and visited within a couple of days. He sent the report to me the following day which meant we were able to submit our planning application quickly. Would definitely recommend.

Holly (Camberley)

My email was answered straight away and my contact with the supplier was very fluent and effectiv Trevor is a very knowledgeable professional in his area, I strongly recommend him. The report was very detailed with all the information needed and the price was quite reasonable so good value for money.Trevor was very professional and efficient

Begona (Bournemouth)

Trevor visited our property within a few days of making contact. He was pleasant, knowledgeable and professional. We needed an aboriculturist report to support our garage planning application. The comprehensive report was produced by Trevor within a short time scale. The price of the report was reasonable. We would definitely recommend Trevor Heaps.

Jules Daniel (Ringwood)

Trevor was very efficient - promptly responded to my enquiry and set up a time to visit me on the next working day. He completed the survey on the planned day and was able to turn the written up report on the same day. A very positive experience indeed to deal with Trevor on this occasion and he definitely has a happy client in me, who will happily make referrals to others for services of an Arboricultural Consultant.

Tarun (Ealing)

Excellent service and very quick response time, would not hesitate to recommend.

Martyn (High Wycombe)

Trevor Heaps responded to my initial enquiry promptly providing a quotation for the job without any fuss by e-mail which was received immediately following my enquiry from the general website. He arranged the survey appointment within the time-frame originally given and arrived at the site at the time as agreed with him and conducted the survey in a professional and timely manner. His report arrived within the time frame given by him (within 2 days of conducting the survey). Overall an excellent and professional service and am very pleased with him. We would definitely use him again and would recommend his service to others.

Ram (Purley)

We used Trevor Heaps to provide us with a Tree Report. Trevor was extremely efficient and at our request produced an excellent report within 24 hours. We could not recommend his services more highly. Trevor has a friendly and cheerful disposition and was a pleasure to do business with.

Nigel & Elizabeth (London)

Trevor is a personable, reasonably-priced and reliable Arboriculturalist who produced an accurate report for our planning application within a couple of days of contacting him.

Mr Wild (Poole)

We received an excellent, prompt and knowledgeable service from Mr Trevor Heaps - clearly a very experienced Arboriculturalist

Mr Sheldon, (Barnett)

We appointed Trevor due to his list of qualifications and experience; and this was reflected in the practical and professional manner he dealt with our issue on his site visit. The issue related to a 15m tall Leyland Cypress tree at the rear end of our neighbour's garden which is 3.5m away from the flank wall of our property. The roots of this tree have damaged the side concrete path of our property and Trevor’s brief included assessing further potential damage. He did a full inspection and addressed all of our concerns including remedial action going forward. This was followed up quickly with a detailed professional and informative report which will be sent to our neighbour. We are confident that his report will help us to find an amicable solution with the neighbour. We have no hesitation in recommending Trevor’s invaluable services to anyone.

Mr Joshi (Pinner)

When we contacted Trevor Heaps, we were desperate. We had only just found out that our planning application would be refused on the grounds that the council requested an arboricultural impact assessment and they established that there was not enough time for us to submit it before the statutory decision deadline. I contacted Trevor who came to carry the assessment and submitted the report in less than 48 hours, before the deadline and our application was consequently approved. We couldn’t recommend Trevor Heaps enough!

Melissa (Thruxton)

Over the years I have worked with many tree consultants and Trevor was highly recommended by our architect. Since working with Trevor on our planning applications he has delivered on value, timescales and communication. Trevor is very approachable and professional. Our project has been a complex one with protection orders on trees and in a conservation area. I would highly recommend him to anyone who is looking for an arboriculture specialist.
