Planning & Development Tree Reports

Trees are a material consideration in the UK planning system and British Standard 5837:2012 (BS:5837) provides recommendations and guidance for arboriculturists, architects, builders, engineers and landscape architects.

Your local planning authority (LPA) will want to be reassured that your proposals will not affect any important trees. Subsequently, some of the following information may be required:

Tree Survey

During the tree survey, all trees on and adjacent to your site (that are within influencing distance of your proposals) will be assessed. The tree survey will also categorise trees or groups of trees for their quality, life expectancy and value within the local landscape.

Tree Constraints Plan (TCP)

Using the information from the Tree Survey, the Tree Constraints Plan will show the above-ground constraints (crown size, shape and shading) and below-ground constraints (extent of roots). This will help inform the location of your proposals within the site.

Arboricultural Impact Assessment (AIA)

The Arboricultural Impact Assessment will identify and evaluate all direct and indirect impacts on existing trees and, where necessary, recommend mitigation.

Tree Protection Plan (TPP)

The Tree Protection Plan (TPP) shows the final proposals and outlines how the various trees will be protected. It will usually be supported by an Arboricultural Method Statement (AMS):

Arboricultural Method Statement (AMS)

The Arboricultural Method Statement (AMS) is a methodology for the implementation of any aspect of development that has the potential to result in damage to trees.

Site Supervision

Effective tree protection relies on following a logical sequence of events and arboricultural supervision. Although most site managers are quite capable of supervising works near trees (using an AMS), your LPA may require specialist arboricultural supervision (at key points of development) by way of a planning condition. Should arboricultural supervision be required, a written site monitoring report will be prepared following each site visit.

We can't recommend Trevor Heaps enough. We needed to find a surveyor to provide an arboricultural impact assessment and method statement. We looked at some of the recommended people from the Trees website and were hugely, hugely disappointed. Some were ridiculously expensive, others didn't turn up and one consultant was so pessimistic that he scared us off. One was keen for the work and then two days later indicated that he was abroad and could not do the work.

We found Trevor Heaps by chance and we're impressed with his product. He answered his phone and gave good, honest and straightforward advice. He went out of his way to visit us promptly (a 200 mile round-journey drive) and Trevor was clear on his communication the whole way through.
